Jumbo Loans in Durango: How Financing Works for Higher-Priced Mountain Homes

September 29, 2026

Home prices around Durango, Purgatory and the San Juans mean more buyers need financing above the conforming loan limit. That is what a jumbo loan is for, and it is one area where working with someone who shops multiple lenders can make a real difference.

Why jumbo loans are different

Jumbo loans are not backed by Fannie Mae or Freddie Mac, so each lender sets its own rules. Two lenders can look at the same file and come to very different answers. I shop multiple jumbo lenders to match each buyer with the program that fits.

What jumbo lenders look at

  • Credit history
  • Debt-to-income: how your monthly debts compare to your income
  • Reserves: savings or investments left after closing (retirement accounts can often count)
  • The property: condos, acreage and unique mountain homes can each have their own rules

Options for self-employed and retired buyers

Many buyers here do not have a simple W-2: business owners, retirees living on investments and remote workers with complicated income. Traditional banks can struggle with those files. Options include standard full-documentation jumbo loans, bank-statement loans that qualify you on deposits, and asset-based loans that use investment and retirement balances.

When a jumbo is not your best move

Sometimes a conforming first mortgage with a smaller second loan, or putting more down to stay under the conforming limit, makes more sense. Each path has trade-offs in cost, payment and flexibility, and I will run them side by side so you can see the difference.

Local experience matters

Mountain properties come with questions about HOAs, wells and septic, road access and insurance. I have financed homes across La Plata County for years and know what to check early so your closing stays on schedule.

Jumbo financing on Durango-area properties

A lot of the higher-priced property around Durango is not a simple subdivision home. Jumbo lenders look closely at the property itself, and each one has its own comfort zone. These are the situations I see most often:

  • Ski-area and resort condos. Condos near Purgatory and in resort-style projects often have a rental desk, high HOA dues or limited reserves. Some jumbo lenders decline those projects and others are fine with them. My guide to condo loans in Durango and Purgatory covers the project review in more detail.
  • Homes on acreage. Large parcels, outbuildings and horse property can push the land value higher than some lenders allow. Matching the property to the right lender matters more than the rate sheet.
  • Wells, septic and private roads. Rural homes in La Plata County often have a well, a septic system and a shared road. Expect well and septic paperwork and a road agreement. My rural mountain home guide walks through each one.
  • Unique or custom homes. Log homes, timber frames and one-of-a-kind builds can be harder to appraise because there are few similar sales nearby. Larger loans sometimes need a second appraisal.

Jumbo loans for second homes

Many jumbo buyers here are buying a second home or a vacation property. Jumbo second-home loans are available, but lenders usually want more in reserves and look harder at how you will use the property. See second home loans in Durango and my article on buying a second home in Durango.

How to get ready for a jumbo pre-approval

  • Two years of tax returns and W-2s or 1099s, plus recent pay stubs
  • Two to three months of statements for checking, savings, brokerage and retirement accounts
  • For self-employed buyers: business returns, a year-to-date profit and loss statement, and a list of business debts
  • Details on any other property you own: mortgage statements, insurance, taxes and HOA dues
  • A short note on any large deposits, so they can be documented early

Getting this together before you write an offer lets me shop the right jumbo lenders up front, instead of discovering a problem after you are under contract. Compare me with other mortgage lenders in Durango CO, and see the jumbo loan page for the basics.
