Animas Mountain Mortgage Inc. (“Animas Mountain Mortgage,” “we,” “us”) is a mortgage lender and broker in Durango, Colorado (NMLS #1742747). This policy explains what information we collect through animasmountainmortgage.com and when you contact us, how we use it, and the choices you have. If you apply for a loan, our Consumer Privacy Notice also applies and explains how federal law protects the financial information you give us.

Information we collect

  • Information you give us. This includes your name, phone number, email and mailing address. It also includes what you tell us in our questionnaires, calculators and forms: the home price or loan amount you’re considering, income, debts, the area you’re shopping in and whether you have a real estate agent. When you apply, we also collect your Social Security number, employment, income and asset records, and other details needed to underwrite a loan.
  • Information collected automatically. When you visit our site, we and the analytics and advertising services we use collect information such as your IP address, browser and device type, pages viewed, the link or ad that brought you here, and the date and time of your visit. This is done with cookies, pixels and similar tools.
  • Information from others. This includes credit reports and scores from credit bureaus, information from lenders, appraisers, title and escrow companies, and public records. It also includes contact details from real estate agents or others you’ve asked to put you in touch with us.

How we use information

  • To answer your questions, prepare estimates and pre-approvals, and process, close and service your loan
  • To compare loan options from the lenders we work with
  • To follow up with you by phone, email or text about your request
  • To send occasional updates and offers, which you can opt out of at any time
  • To understand how our site is used, improve it, and measure our advertising
  • To protect against fraud and to meet our legal and regulatory obligations

How we share information

We do not sell your personal information. We do not share it with other companies for their own marketing. We share it only as described below.

  • Lenders and loan service providers. We share it with the lenders we submit your loan to, and with the companies needed to process and close it, such as credit bureaus, appraisers, title and escrow companies, and verification services.
  • Companies that help us run our business. These include our loan software and application portal, website hosting, email, scheduling, phone and messaging services. They may use your information only to provide services to us.
  • A real estate agent you choose. Some of our home-buying tools let you pick a local agent to work with. If you choose one, we send that agent your contact information and the details you entered so they can reach you. We don’t share your information with an agent unless you ask us to.
  • When required by law. This includes responding to regulators, court orders or legal process, and protecting our rights or preventing fraud.
  • Business transfers. If our business is sold or merged, your information may transfer to the new owner, who must protect it as described here.

Cookies, analytics and advertising

We use Google Analytics to understand how visitors use our site. We use Google Ads and the Meta (Facebook and Instagram) Pixel to measure and improve our ads. These services may set cookies and collect information about your visits to our site and other websites over time, and use it to show you ads. You can block or delete cookies in your browser settings. You can also opt out of personalized ads through Google Ads Settings, Meta’s ad preferences, and the Google Analytics opt-out add-on.

Do Not Track. Our site does not currently respond to browser “Do Not Track” signals.

Text messages and email

If you give us your mobile number, we may call or text you about your request. Message and data rates may apply. Reply STOP to stop texts at any time. We do not share your mobile number or your consent to receive texts with third parties for their marketing. Every marketing email we send includes an unsubscribe link.

How we protect information

We use administrative, technical and physical safeguards designed to protect your information, and we require the companies we work with to do the same. No website or transmission is completely secure. Please don’t send your Social Security number or financial documents by regular email. Use our secure online application or ask us for a secure upload link.

How long we keep information

We keep information for as long as we need it to serve you, and for as long as federal and Colorado law require us to keep loan records. When we no longer need it, we dispose of it securely.

Your choices

  • Review or correct your information. Call or email us and we’ll update it.
  • Stop marketing. Use the unsubscribe link, reply STOP to a text, or ask us directly.
  • California residents. You may ask what personal information we have shared with others for their direct marketing. We don’t share information for that purpose.

Depending on where you live, you may have additional privacy rights under your state’s law. Contact us and we’ll respond as the law requires.

Children

Our site is not meant for children under 13, and we do not knowingly collect information from them.

Links to other sites

Our site links to other websites, such as lender portals, Google, Facebook, Zillow and the NMLS Consumer Access site. Their own privacy policies apply when you visit them.

Changes to this policy

If we change this policy, we’ll post the new version here with a new effective date. If a change is significant, we’ll also note it on our home page.
