A Mortgage Broker for the Denver Metro Area

Comparing lenders for Denver-area buyers and homeowners

I’m Peter Pritchard, owner of Animas Mountain Mortgage. My office is in Durango, and my Colorado license lets me help buyers and homeowners anywhere in the state, including Denver and the surrounding metro area. I’ve closed loans for clients in Denver and nearby communities, and the process is the same as it is at home: I compare multiple lenders, recommend the option that fits, and stay your single point of contact through closing.

If you live on the Front Range and are also shopping for a second home or cabin in Southwest Colorado, I can help with that loan too.

Good to know before you buy in the Denver area

Metropolitan districts. Many newer subdivisions around Denver are in metro districts, which add their own property tax. That tax counts when a lender figures what you qualify for, so I look at the actual tax bill for the home you’re considering.

Condo approvals. Some condo buildings don’t meet FHA or conventional lender requirements. Knowing a building’s status early can save you an appraisal fee and a lost contract.

Older homes. If the house you love needs work, an FHA 203(k) renovation loan can include the cost of repairs in the mortgage. See FHA loans.
